How is the rental price structured?
That differs per situation. If you have found a home at SJHT or De Veste via Roomspot, the advertisement will always clearly state which costs are and which costs are not included in the service costs. Forgotten what it said? Then ask the landlord what is and is not included in the rent. Always read your rental contract carefully. This must state which costs you have to pay to the landlord each month and which costs may be added on top. Sometimes you pay an all-in rental price. This means that the rent can also include the use of gas, water, electricity, municipal taxes and possibly internet. Sometimes we only talk about a basic rent with a portion of service costs. Below we explain those terms:
Basic rent
Basic rent is the rent that you pay for the house or room only. This does not include any costs for the use of gas, water and electricity, for example, and no other costs for any service provided.
Service costs
Service costs are monthly costs on top of the basic rent of the house, such as costs for cleaning the building, or a caretaker. If the landlord also reconciles the consumption of gas, water and electricity with you, these will be included in the service costs. You pay a monthly advance that is reconciled with you annually. On the annual statement you can see whether you have paid too much or too little. If you have paid too much, you will get a refund. If you have paid too little, you will have to pay the remainder.
Costs of gas, water, electricity
Gas, water and electricity can be included by the landlord in the service costs. That is the easiest way, because then you don’t have to enter into a supply contract with an energy supplier. You pay a monthly advance and the landlord is obliged to reconcile the actual consumption with you annually. Sometimes you will need to organise a supply contract with an energy supplier yourself. Internet and TV costs
Sometimes the landlord provides internet and/or tv as a service and these costs are included in the service costs.
